When repair stops making sense

Every homeowner meets this decision eventually, usually on a bad day, usually with someone standing in the hallway waiting for an answer. It is a decision that goes much better with a framework, and the framework is not complicated — it is just rarely explained before the moment it is needed.

Wear parts versus ending findings

Some failures are ordinary. Capacitors, contactors, fan motors, ignitors, flame sensors, thermostats, drain switches — these are consumables on a machine that runs thousands of hours. Replacing one on a system with life left is simply maintenance wearing a bill, and a shop that reaches for a replacement quote over a failed capacitor is telling you something about itself.

A short list of findings ends a machine instead. A failed compressor, a leaking evaporator or condenser coil, or — on gas heat — a cracked heat exchanger. These are large repairs on the components that define the system, and they arrive on equipment whose every other part carries the same hours. That is the real argument: not the price of the one repair, but what else is standing right behind it.

The four questions that decide it

How old is it, in hours rather than years? A Memphis cooling season is long, so local equipment reaches its lifetime hours sooner than a national average suggests. How much does this repair cost against a replacement, and what does that ratio look like once you add the repairs already made in the last two summers? What is the efficiency gap — an old system in a long-season climate spends the difference every single month. And how long do you intend to own the house, because that changes the answer honestly and legitimately.

The one rule worth holding onto: never make this decision in the hallway. A written finding — what failed, what was measured, what each path costs — turns a pressured moment into a comparison you can make at the kitchen table, and it is exactly what a serious shop provides without being asked. If the answer must be given tonight, on evidence you were not shown, the urgency is the sales pitch.
